A fabulous lifestyle opportunity beckons!

The Karoo Saloon is a landmark on the scenic Klein Karoo Route 62 that stretches from Montagu to Oudtshoorn, and is situated on a farm adjacent to the R62 about 15km on the Cape Town side of Barrydale as you descend the Aan Tradouw Pass into the valley. The property is 265km from Cape Town (via the N2 to Worcester, then Robertson and Montagu on the R62) and 190km from Oudtshoorn. It is also an easy 60km from Swellendam via the N2 and using the R324 as well as 57km from Heidelberg via the R322 and R324. Both of these routes converge on the breathtaking Tradouw Pass built by Thomas Bain and opened in 1873.

The Karoo Saloon is situated on part of a 27ha farm called Tradauw, and consists of a cozy pub and dining area with kitchen, toilets, storerooms, a packing shed plus owners cottage as well as 6/7 bedrooms catering for approximately 25 pax if full to capacity. The hospitality area has a character pub as well as a pool table and darts area in front of a crackling fireplace. It is surrounded by lovely wooden decks overlooking the river and mountains, a huge lawned area out front as well as a braai pit and sunny pool area with its own patio. This area comes into its own during the hot summer months, when crispy borehole water constantly feeds the pool and cold beers are enjoyed at the rustic poolside bar.

The accommodation is spacious and comfortable with large queen-size beds and there are 4 double-bunks in the “back-packers” den. There is ample parking out back and each room has its own external entrance. Despite being situated close to the road, the lodge has enjoyed excellent security due to the rural nature of the surrounding farmland.

The Saloon can easily be run by an energetic couple who enjoy the hospitality business and tending to people’s needs, currently serving a simple menu of pizza’s, grills and burgers plus other tasty dishes. The pub is festive and is a favourite stop-over for many of the motorcycle fraternity who tour the Garden Route and the Klein Karoo, especially in the summer months, when these happy people provide a constant income stream for both accommodation and the pub. The large lawned area is also utilized in summer for camping when groups of 30 or more are on the move. Many locals and farmers from the surrounding “neighborhood” also frequent the Saloon for a bite and refreshment.

The farm and saloon could also be utilized as a fully-fledged trading store as it is right next to the road, and would attract a large passing trade, where one could sell anything from arts, crafts and pottery to foods, wine, delicacies or collector’s items. In addition, there is sufficient arable land under borehole water to plant a variety of small crops, vegetables, fruit trees or olive groves, and cows or sheep could easily be accommodated.

The current owners are sadly selling due to health issues. Give it some serious consideration and take a ride out to the Karoo Saloon where they will gladly give you a run-down of the operation and a guided tour of the property.

Last but not least, this is a turn-key operation and the sale of this property will include all fixtures, fittings, furniture, implements, appliances, kitchen restaurant and bar equipment, beds, linen and many other items.

Then …..what are you waiting for?
